Disney Vacation Club, before you sit down with them

What you would be buying, what every resort costs per point and per year, how booking works, and what changes when you buy from another owner — every line in Disney’s own words from Disney’s own pages and its own regulated disclosure form, read 10 September 2026. Then a calculator that runs Disney’s own savings arithmetic on your numbers, with every dial showing.

In Disney’s words

The questions people bring to the sales tour, answered by the sentences Disney itself publishes. Each one links to the page or the form it was read on. Nothing is paraphrased.

What am I buying?

Is it an investment?

What does it cost beyond the price?

How does Disney work out the saving it advertises?

Direct from Disney, or from another owner?

What are the extras, and can they change?

How does booking work?

How big are the rooms?

What if I change my mind?

Where are the full terms?

What is Membership Magic Beyond?

When does Lakeshore Lodge open, and when can it be booked?

Every resort: the price per point, the end date, the dues

From Disney’s own form. The price is what Disney charged per point on 10 February 2026 for a direct purchase (the form says prices change from time to time). The end date is when that resort’s ownership plan terminates and the interest with it. The dues are for 2026, per point, with the form’s own worked total for 230 points; they are owed every year whether or not you go, and the form says they may increase.

Sorted by end date. Disney’s disclosures page adds that a purchase today “could expire as early as January 31, 2062”, which is Aulani; the older resorts are sold by Disney only from what it has bought back. Read 10 September 2026 from the form.

The credit Disney was offering

On the day this page was read, Disney’s savings page listed a credit off the purchase price at five resorts for people who take a sales tour, with tours to be completed by 5 October 2026. It is here because Disney published it with a date, not as a reason to hurry: the same page says other offers may be available.

A credit off the purchase price after a resort sales tour (by phone, online or in person), good for 7 days after the tour; not part of the minimum down payment of at least 10%; closing costs extra; cannot be combined with other offers. Read 10 September 2026 on Disney’s savings page; the page says other offers may be available and that it may be withdrawn at any time.

What the resale market asks

Disney’s own form says it runs no resale program, so a resale price is a broker’s fact, and only a broker’s page can carry it. This is one broker’s listing page on the day it was read, beside Disney’s direct price for the same resort. It is what sellers asked, not what buyers paid.

284 listings on one broker’s own listing page, read 10 September 2026, every status included (new, reduced, sale pending). An asking price is what a seller and a broker put up, not what a contract sold for, and Disney holds a right of first refusal on every sale. Points bought this way carry the restrictions above: since 19 January 2019 they cannot book some or all resorts other than the home resort, and they carry no Membership Extras.

Four ways to the same villa

The room is the same room. What differs is what you pay, when, for how long, and what you are allowed to do with it afterwards. None of these is the right one; each is what you can do.

Pay cash for the nightsDisney’s own room rate for a villa, booked like any hotel, cancelled like any hotel. No deed, no dues, no end date. Disney’s savings arithmetic compares everything else against this at the undiscounted rate.
Rent an owner’s pointsDisney’s form says owners may rent, that Disney offers no rental program and no assistance, and that the owner answers for the renter. The price is the owner’s or a broker’s to set; the reservation is in the owner’s name and carries the owner’s cancellation terms. You hold nothing afterwards.
Buy a contract from another ownerA deed at that resort with its own end date and dues, at a price the seller and a broker set. Disney has a right of first refusal on the sale. Since 19 January 2019 such points cannot book some or all resorts other than the home resort, and they carry no Membership Extras.
Buy direct from DisneyThe prices in the table, plus closing costs, plus dues every year to the end date. 150 points bought direct earns the Membership Card and the extras, which Disney calls incidental and may change or end. A minimum of 10% down; the rest is yours to finance or not.

Your arithmetic, Disney’s method

Disney’s explore page says its advertised saving compares a purchase (price, closing costs and dues) with renting the same nights at the undiscounted rate every year, both rising 4.8% a year, and that savings begin “approximately 6 to 14 years after purchase”. This runs the same comparison on your numbers. Every dial starts at Disney’s figure and you can move it.

What this leaves out, because Disney’s method leaves it out: what the purchase money would have earned elsewhere, the interest on any financing, the years you do not go, the dues rising faster or slower than the rate, a resort you cannot get into at seven months, and every cost that is not the room. The form’s own sentence stands: the interest “should only be purchased for personal use and enjoyment” and not “with any expectation of achieving income, capital appreciation, or any other financial return”.

What to ask for before you sign

Disney’s own instruction is that the complete terms are in the Public Offering Statement and the purchase agreement. These are the things this page could not read on a public Disney page and that those documents, or the sales Cast Member, will have to give you.
